ESSENTIAL KITCHEN UPDATES FOR RESALE BEGINS WITH A MIND-SET CHANGE

Updating & renovating your home is easy… unless you’ve got plans to sell your home. There’s an anorexic line between doing what makes you happy while you’re living there; yet, also has mass- market appeal. You have to shift your thinking from “it’s all about me” to “what would others like?”

This mind-set is crucial IF you want to increase the value of your home, recoup your initial return on investment OR even receive a higher return on your investment.

REAL-LIFE EXAMPLES OF OUR MIND-SET CHANGE…

… Because getting what you want doesn’t guarantee you an ROI.

  • Flooring – we hate the hardwood flooring in our kitchen, but it’s a personal preference rather than an essential kitchen update that would generate an ROI;
  • Countertops – I’m not a fan of the color of our granite countertops, BUT it’s staying because Forbes advises that going {or staying with} granite is 1 of the ways to prep your kitchen for resale & who the hell is going to argue with financial advice from Forbes?;
  • Removing DishwasherYes, instead of replacing it, I’d rather out-fit that space with more cabinetry. However, I’m in the minority when I say I hate dishwashers; ergo, it’s staying.

ROI MISCONCEPTION

You will get back every dollar you spend on your house.

  • This misconception is FALSE… IF you fail to perform your due diligence by researching everything from your housing market to home buyers in your area…. & if you hire-out your projects.
  • Investing in “blind” home improvement decisions *almost never* has any ROI potential.

How to turn the odds into your favor…

  • With the proper research you CAN *potentially* get back every dollar…plus more, that you put into your home

RESEARCH ROI BEFORE REMODELING FOR RESALE

The kitchen can make or break a home. The kitchen is the heart & epicenter of every home. If you have a long list of home improvements & updates you want to conquer before selling your home, take the time to do your research.

Food for Thought…

 COST BREAKDOWN OF THE ESSENTIAL KITCHEN UPDATES WE MADE IN PHASE 1

HARD COSTS VS. DIY COSTS FOR KITCHEN UPDATES
  • Yes, $3,040 is a huge chunk of dollar bills.
  • BUT… that number is all DIY cost.
  • The {estimated} hard cost would have been a much, much bigger number to swallow… $5,100!!
  • By favoring DIY costs over hard costs, we saved ourselves $2,100!!

Disclosure: Changing our oven from gas to electric was solely a personal preference. Also, my husband is an electrical master guru in real-life & we would NEVER recommend you DIY. Thanks to his expertise, he saved us $1,000 on the stove upgrade.

Not an electrical master guru? You can still save hundreds by DIY painting.

ESSENTIAL KITCHEN UPDATES – PHASE 2

Sure, we’d love to conquer every single kitchen item on our long list, but that’s not realistic. We categorized & prioritized every item with ROI & sale-ability in mind.

The “not so essential” kitchen updates…

  • Updating Cabinets & Cabinet Hardware
    • The consensus of home improvement articles advocates updating kitchen cabinets rather than ripping them out. This HGTV article on Remodeling a Kitchen for Resale, argues that “even if cabinets are outdated, is it worth the cost to replace them or will changing out the hardware refresh the look enough to give the kitchen an updated appearance?”
